How do Murrieta Homes compare to Temecula Homes?

Well, first off, Murrieta real estate is currently cheaper than Temecula Real Estate. Temecula's property values piggy back off of Temecula Wineries and Temecula's age and size.  I feel the Murrieta Housing market is a great place to buy and I personally think Murrieta Homes are on sale. Of course, this is just my opinion and everyone's is different, but here is my rational:

Price - A 3 bedroom 2 bath home in Temecula ( every area is different ) is around $275,000. A 3bed 2bath home in Murrieta is going for around $225,000 in much newer areas. 

Communities - Murrieta has some very nice communities:
-Bear Creek
-LA Cresta
-Greer Ranch

These are among my favorites. Temecula has some very nice communities also...

Age - The age of Temecula's homes are on average about 5 years older than Murrieta. You can pick up a 2003 home in Murrieta for less than a 1995 home in Temecula.

To be fair, I think Temecula might dominate in a few more area's ( Golf Courses, Wineries, Communities ( Haveston, etc).......................

Either way, Temecula and Murrieta are great places to live. Murrieta Homes definitely are at great price levels but the same with Temecula.

Skylar you might be right.

According to Trulia's most recent figures the median price home in Temecula was $287,000 and the average price per square foot was $132,000.

In Murrieta the median price was $245,000 and the average price per square foot was $113

Compare those numbers with San Diego at $328,000 and $264 a square foot and you can see how much value home buyers can get in either Temecula or Murrieta.

I know one couple who are limiting ther search to Temecula because there were so many more HOA's with community pools.  They don't want to purchase a home with it's own private pool and take on an extra $100 to $200/month expense.  I wonder why Murrieta has so many fewer HOA's with community pools.
