I will finish this week with two new quality listings, one solid new contract, and two closings. This is better than back to the future. Our activity levels are really popping in this area, and it's finally starting to turn into something besides tire kicking and lame excuses for not buying.

Why is this happening? I think the buying public is finally coming to grips with the fact that this buyer's market won't last forever, and the cheap loans have an expiration date, and they're not building new houses to depress the market anymore. I'm seeing more realistic offers, although they are always for what amounts to a discount for the seller, and less ridiculous gamesmanship.

Factor in that there are WAY fewer real estate practitioners out there, and it makes life a little better. Call me crazy, but this is starting to feel like whatever normal will be.

Hi Ron, I am hopeful I will see that soon here in the Indy area, so far it is still much slower. Our July and August numbers were well below (greater than 25%) from the levels of a year ago.  I will be anxious to run the Sept numbers.

Good to hear I'm not crazy after all! To Cindy in Indy, we lived there many years ago, and still have friends there. One of my old buddies works for Tucker, and the other is also a Cindy. They have a similar take on the market, but you have to remember that we got hit a lot harder and sooner than the Indy market. It's a great town and the market will return. When we lived there the mail was delivered by Pony Express; boy has it changed!
