You can't get them without a little work and some team effort. But if you're willing to do your part, I'll do my part and happily turn over the keys to the Land of SOLD!
Here's your cheat sheet:
A top-knotch Real Estate Agent. You'll need a real estate agent who can negotiate, is innovative and on top of the local market. The good news? You found me, so that piece of the key is already in your possession!
Pricing. This piece will take some work on my part. I'll do a CMA and utilize all of the tools in my arsenal to come up with the best possible comparables in order to help you determine an appropriate price range. We'll discuss the correlation between pricing and showings. We'll talk about value, timing and appraisals.
Curb Appeal. It does us no good to price your home right and then not encourage people to "come on in"! Most buyers will decide whether or not to step inside based upon how your exterior looks and makes them feel. You NEED curb appeal and I've got some simple and inexpensive ideas to help.
Staging. Buyers are looking for a place to call home. They need to be able to see themselves living in the house. So we'll want to de-clutter and take steps to show your house in its best light. I can recommend professionals who can help, should you so desire.
Marketing. There is SO much more to marketing your home than planting a sign in the yard and putting it in the MLS! You need an AWESOME web presence -- and I can get you this! How? Well, between my website, my blogs and this team I have, called ActiveRain -- I can get your Wrightsville Beach house at the forefront of the market. You see, I believe in marketing each of my Listings 24/7. I may sleep, but my marketing doesn't!
It's important to note that I also take answering my phone and returning my calls as a first priority. I am always eager to answer questions from prospective purchasers and from other Agents. I work for you and I take that responsibility very seriously. Let's face facts here: Unless your home sells, I don't make one, single penny and, in fact, I am out-of-pocket hundreds of dollars.
