FYI: This city/zip code/neighborhood is on the southeast side of Tarrant County and is mostly made up of the city known as Mansfield.  Easily accessible via I-20 East and 287 South from Fort Worth or I-20 West and 287 South from Dallas.

There were 52 homes sold during the month of September which down a little from the 65 per month pace reported in the previous July/August report AND is way down from the 82 homes sold in September of 2009. 

Days on the market = 92  

Average List Price (of sold homes) = $194,883

Average Sale Price (of sold homes) = $189,994

Sales Price to List Price Ratio (SP/LP) = 97.5%

Renee, thanks for stopping by and commenting.  I have noticed that the absorbsion rate on most of the communities you do market reports is at or less than 4 months.  So, in that respect the do look fairly similar!  ;-)

Tom,

The old saying goes in real estate that everything is local.  So, it's really hard to give a general assessment of Mansfield overall.  Pricing is really very much specific to each neighborhood/subdivision.

That said, we're really moving into the time of year when most properties are listing and sold (i.e., spring and early summer).  So now would be the time of year when demand and prices usually goes up.

Additionally, there are always the standard things sellers can do to try to get top dollar which are:

1. Get things really cleaned up!

2. Put on a fresh coat of paint if needed (indoors or out).

3. Consult with a staging specialist.  Sellers really get a big bang for there buck here if trying to get max sales price.
