Even in this market, buyers may need to compromise. Most buyers come to me or any other agent with their wish list. This list usually has many items on it, maybe a particular community, square footage, number of bedrooms, number of bathrooms, proximity to highways or transportation, type of house, amenities. Some buyers have shorter lists and others have longer ones, but there are usually several items on the list. The difficult part comes in when the available inventory have some but not all of the items on the list. At that point, buyers just might need to compromise.
So, it is helpful to decide up front, which of the items on the list are the "must haves" and which are the "would like to haves". Maybe the school district is the most important but you would give up proximity to public transportation in order to get that? Or, maybe for the quiet street, you may be willing to give up the square footage, thinking that down the line you could add on an addition to the house? More than likely price just might make you give up some of the other ideas on the list.
It's best for buyers to go in with an open mind rather than holding on to the idea that you will get absolutely everything on the list. Doing so will make the home search process more enjoyable and less stressful for you.
It is really a great time to buy but that still is not a guarantee that you will be able to find everything you want in your price range.
