Oceanside Real Estate Market Report for September 2010

The Oceanside real estate market has undergone many shifts and continues to evolve, especially with the number of distress sales. This report does not include any private sales nor manufactured or mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed. 

Media reports speak in general terms, so information may not represent the reality of the local Oceanside real estate market. Having data from a knowledgeable agent about local market conditions benefits you as the buyer or seller for making informed decisions about a purchase or sale.

In September 2010 there were 178 homes sold in Oceanside's 4 zip codes (92054, 92056, 92057, 92058), 5% more than last month. Here's the breakdown of overall activity.

Sale volume rose modestly overall but average sales prices declined across the board. 

In Oceanside there were 231 homes with a contingent status at the end of September, about 7% below August numbers. This represents 24% of all the homes for sale. Buyers entering the Oceanside real estate market are seeing 1/4 of the inventory already with offers in for approval for short sales and REOs. (Note: these are not the only short sale and REO homes for sale, just those with offers). These contingent homes are included in the overall Active stats below. 

At the end of September 2010 there were 964 Oceanside homes for sale, 1% down from last month. This represents an inventory of 4.7 months for detached homes (down from 5.3 months in August) and 5.3 months for attached homes (up from 4.7 months) based on the current rate of sales over the last 6 months.

In September 249 Oceanside homes came on the market, 2% more than in August. During September the number of homes going pending (153) was 27% less than last month.

Jeff ~ Thanks for sharing!  Lived in Oceanside many years ago.  My Mom loved it and always said she wanted to go back for a visit someday.  Unfortunately, that has never happened and she is now very ill, so I don't see it as a possibility.  She really loved it there, so I chat with her about your blogs.

Maria - somewhat so at the low end but not at the upper end. But overall it still getting better and more competitive.  Oceanside is more of a selelr's market, especially in the under-$400K market.

Tish - that is so neat. Sorry to hear she is not well.
