Right now it seems to be all about price; consumers who are buying want great value on sale; if it's not on sale they are passing.  (At least that is what is happening in Colorado.)

I know the old Real Estate adage that "there is nothing wrong with a house that price can't cure" and I do believe that to be true.  However, if you spend a little time and money on condition, try offering a commission that will get your peers attention and certainly having a virtual tour and having it on multiple web-sites and search engines you won't have to adjust the price as much.
