What to Leave for the New Owners

  • Owner's manuals and warranties for appliances left in the house.
  • Garage door opener.
  • Extra sets of house keys.
  • A list of local service providers - the best dry cleaner, yard service, plumber, etc.
  • Code to the security alarm and phone number of the monitoring service if not discontinued.
  • As a courtesy, you could provide numbers to the local utility companies.
  • If it's a condo, leave information on how to contact the condo board.

You would think manuals and warranties would be a common sense thing, but I started writing that into the contract about 2 years ago because sellers kept taking them with them.  As for utility contacts, hopefully the buyer already has that information as they'll want things switched into their name for the day of closing, not after.

I would add, Toilet Paper.  Never understood why that partly used roll is so important or expensive that it gets packed and taken.  As the listing agent, when the sellers just couldn't part with it, I have put a fresh roll of good quality TP. in my gift basket for the buyers.
