The Southern New Hampshire market has fortunately not been hit as hard and/or as dramatically as other parts of the country such as Florida, Nevada, California, etc.

As we have a diverse workforce and do not rely on one specific industry, our standard of living remains strong.  We also have strict zoning guidelines in which we do not have rows and rows of houses that lie empty because of the economic down turn.  We are fortunate to have new houses still being built and overall our first time home buyer market remains strong.

The $200,000 market is still moving and it is the larger homes/high end market that continues to be dramatically affected.

As an experienced agent, I'm busy.  My referral network remains strong and I look forward to many continuous years in real estate servicing my clients and customers.

Good for you.  It would have been nice for you to include some information about specifics in the market.  Not all of NH is like Nashua.  High property taxes because on no income tax, just like TX affects the state.  What is it that you do that is keeping you busy when other experience brokers are not....now there is a good blog to read.

Well one thing I did that I have been getting a lot of response on is offering an opportunity to give back 20% of my commission to buyer and/or seller if they buy something by the end of the year.

Zip Realty advertises that they'll hook a home owner up with an agent AND that the agent will give back a percentage towards closing costs. 

Obviously, in doing that, you have to explain to the homeowner what your individual fee would be for selling their home as an independent contractor OR what your buyer agency fee would be in order to give them the 15 or 20% back.

It's perfectly legal, zip realty is doing it with specific guidelines that are attached to the offer.

I sent out a mailer to my database of several hundred clients with a "coupon" I made up.  I told them they could give it to anyone they know that is buying or selling a home.  So far, I have two new buyers I am working with from the offer.... qualified as well!
