Hot water heaters maintain a tank of water to a consistent temperature regardless of need. A smarter alternative is a tank-less system,tankless which heats the water on demand, when you take a shower or turn on the washing machine. Tank-less systems use less energy than traditional systems and will save you money. They also take up less space and eliminate the worry of leaks or floods.

Keith, I love that idea! I have seen these in many homes & have one builder that uses them exclusively. My water heater is making gurgling noises & I'm not sure how long it will last...

Some of my clients have tankless water heaters and really like them.  Aren't they quite a bit more expensive than regular water heaters initially?  I wonder if anyone knows how long the savings on utilities takes to recover the initial outlay for the tankless unit.

Keith - Hot water on demand, no matter what?  Can you run the clothes washer, the dishwasher, and if someone just took a shower - then you decide you want to fill up the two person whirlpool and relax.  There will be enough hot water??

I investigated tankless when I had to install a new water heater in our new home this past summer. I was willing to pay the extra money to have it installed because I grew up in house with a tankless system that worked very well.

After some research I decided against it and went with a regular water heater. The main problem for me was the fact that I don't have gas service at my address. I would have to go with an electric system, which would require me to upgrade the electrical service to my home. Too much work.

Anyway, I hope you enjoy your new system.

Keith, thanks for posting about Tankless Water Heaters...I've heard they work very well for smaller homes, but for a large home (or one with a large footprint), it's necessary to install multiple Tankless units. Depending upon the number of additional units, it may not be very cost-effective initially...but it's something to consider for long-term planning. Anyway, enjoy going tankless and reaping the benefits of doing so! :)

Since the average tank last approx 10 years I've started to send info regarding  on going tankless to  my past  Brooklyn home  buyers   whose tanks on the 10yr schedule.
