Irene, look and sounds like a nice area. What is the price range? I it near Fredricksburg? Just trying to figure out the location.

Hi Charles - Leeland Station homes are selling starting in the $400's and going up to the low $500's (of course, that's base price).  I just came back from there this morning to add more photos to the tour.  It includes an active adult community, and the final phases are in the works which will include shopping, some townhomes, and more recreational areas.  If you're heading north on 95, it's off of Exit 136 (Stafford Regional Airport) and if you're heading south, Exit 133 (Falmouth).  There are proposed to be 740 units all together.  It's one of the only communities in the Fredericksburg/Stafford area that has held its value and sold well during this transition period.

Oh, by the way, it's about 5 minutes to downtown Fredericksburg...there's a walking path now from Deacon Rd which leads you all the way into town so you could actually walk or ride your bike if you wanted to...although it's about 4 miles.

Yes...Fredericksburg postal addresses in Stafford are 22405 and 22406 zip codes and in Spotsy are 22407 and 22408.  All zip codes border the Rappahannock River and have Downtown Fredericksburg in the middle.  Confusing, isn't it?

Yes it is!  I guess I never paid attention to it too much!  I used to shop a lot at the Fredericksburg Mall in the early 1980's when we lived in Charles County before they had their own mall!
