Let's get this out of the way.  When I first went off to college, I was 5 feet, 5 inches tall and weighed 125 pounds.  More than 50 years later, I'm still 5 feet, 5 inches tall, but along the way I've picked up 25 more pounds.

Today I'm 5 feet, 5 inches tall.  I weigh 155 pounds.  I've got gray hair and some skin damage on my face from years of swimming, boating and fishing in the Gulf of Mexico.

When I came home from college for the first holiday, I came with a full beard and mustache and a pipe stuck in my mouth with lots of Prince Albert tobacco smoke billowing out of the bowl.

My daddy said, "Bill, you and I need to talk."

He said, "There are things about all of us that some people object to.  In your case, they may think tall men are smarter or more powerful.  They may think your voice is too deep.  Maybe they prefer blonds over black haired men.

"Those are the kinds of things we can do nothing about.  They define us as God made us.  But it just isn't very smart to give people additional options to exercise their personal preferences.

If I were you, I'd get rid of the beard, the mustache and the pipe."  And then as an afterthought he added, "And I wouldn't start smoking cigars, either."

And that's the way it is with homes.  You can't change the configuration of the rooms, or make a contemporary home into a Georgian Colonial.  The bedrooms are where they are, and it is unlikely that you can move them around to another configuration.

But you can remove those decorator items that are personal to you and only you.  And you can repaint the rooms so that they are an eggshell off-white rather than deep blue, maroon or green for that matter.

Let prospects object to only those things you can't change.  Don't let them add to the list things that you could have depersonalized.

You will be surprised at how the collateral value of your home will rise in the eyes of prospective buyers AND buyers' agents.

In other words, shave off the mustache and beard and get rid of the pipe.  Let your home be its true self.
