So was the Forbes Report Right or Wrong? You be the Judge!

As you know, Late last night early this morning, I saw that Forbes came out with the highest priced Zip Code List for the country, so I immediately focused on the greater Los Angeles Real Estate Zip Codes. Not all of them, I just picked out randomly three Zip Codes that interested me, since my Real Estate Office is in Beverly Hills and I was asking  the day before  where people would prefer to live if the choice was between Malibu or Bel Air.

After reviewing these three areas I though it would be interesting to see if Forbes was right or wrong? So with that said I went to the Multiple Listing Service and as of 1am this morning wanted to see what the activity was for the past six months in all three areas.

So with that said let's see the results:

It does not seem to show that the market is stopped and we see there are plenty of sales.

Tim I agree with you, interestingly the fewest sales proportionately to the inventory are in Malibu, of these three areas I selected.

Endre - After your post about Bel Air and Malib, I knew that Bel Air would be the area where property was selling faster and for more.  Even though your visitors all would have chosen Malibu, i figured that the homes in Bel Air were more expensive.

Donne- after a bit of research and observations all doubt is alleviatedwith the facts. Interesting that Malibu has probably more Billionaires than any other part of the greater Los Angeles, but the homes remained "reasonable":)))) relatively speaking of course.

Endre - Not being a Realtor showing or listing property in Bel Air or Malibu, I could be wrong but the reason I see Malibu homes being less expensive than Bel Air is strictly square footage.  Percentage wise, Bel Air homes are larger than Malibu homes.  Granted, Malibu has it's mansions too but far fewer than Bel Air where most are mansions.  JMHO

Karen, there was one this year that sold for over $100million an agent in my office represented both the buyer and the seller, it took her about 2.5 years of hard work as well as  marketing to sell it. There are challenges in the Luxury Market, the biggest one is if you are looking in the high end price point you can be anywhere not just in one pocket. Just in the greater Los Angeles, not counting the rest of the country or the world.

Donne thank you for your input and follow up

Craig please do not hessitate to referr some of your clients this way they will be treated well
