With the current housing crisis and the saturation of homes on the market, it is imperative for your home to stand out among the rest.  Curb appeal is the first step to securing a buyer.  It has to have that WOW factor.  When a potential buyer signs the contract, they normally hire a home inspector to look beyond the WOW factor to make sure they are purchasing a quality home.

TIP #19

Make sure all door knobs  and latches are functioning and that  all doors close properly.  If a door falls out of square, has too many layers of paint, planed or cut without proper sealing, or is exposed to excess humidity will ultimately become difficult to close.

Especially important on the front door too. I've encountered too many home entries that stick or don't shut tight or line up with the locking mechanisms.  One had a key that stuck so bad, I couldn't get it back out after showing the property!  Had no choice but to leave the key in the door and alert the listing agent to get a locksmith!
