Have you gotten around to changing your listing photos yet? With fall here, it’s time to freshen things up. I drove by several of my listings yesterday to shoot some photos that had some fall color in them. One shot was of a local park, pretty colors on the trees are just starting to show up.
This is Jackson Park in Milwaukee, near Alverno College and St. Luke's Hospital, both are walking distance to my new listing at 3400 N 33rd Street, Milwaukee, Wisconsin.

I want my listings to look fresh, no winter shots left over from last year (believe it or not, some homes for sale are showing up in MLS with SNOW photos - they have not been changed since March!), and some nice fall shots will replace the summer greens.
The photo below was taken last Saturday, no color yet on these particular trees. I will pop by this weekend to see if some yellows and reds are starting to show up.

April...Great point. I was out yesterday taking some new photo's with all the color in the trees.
Great idea! The colors are changing here as well and it would be a great time to take new pics.

Great Suggestion-Even though we really don't have seasons in Southern California, I see a lot of listing photos in the mls in June or July that have xmas decorations, sloppy
Brian - thanks for the laugh! It amazes me to see snow in photos here- the last snow was 7 months ago!

If I was selling my home and saw that my agent had photos with snow in it months after the last snowfall they would be getting a pink slip!

April - You make a good point! If your listing photos are showing trees just beginning to bud out, it could be a clear sign the property has been on the market awhile:-)
I agree to get some updated photos. I'm ok with summer, spring and fall...it's similiar. But snow? NO WAY!

Hi April, This something we on the West coast take so much for granted. Since you could hardly recognize Fall other than the change in temp. , we don't have to update our photos. Spring might be the exception with all the new flowers. One more thing to appreciate about our visually consistent seasons. But a great reminder, none the less.
Lou - they should be kept current, keeps the listing from looking dated and unwanted.
Bill - I really wonder why sellers put up with it. I can't imagine them never looking online at their listing.
Lisa and Robert, not only does it keep the home looking fresh, it gives me another reason to "touch" my sellers and make them feel important and let them know I am working on their listing.
