Foreclosures and Fraud - Two Peas in a Pod
by
John Occhi, Hemet REALTOR®

We all know two things about this market - both foreclosure and fraud are on the rise and the two go together like a hand and a glove.  Where you find one, the other will be.

I was reading my industry news ezines this morning, when I opened up an interesting article published by RISMedia and found an article that caught my attention, "As Foreclosures Rates Rise, so Does Fraud".

The short article details how scammers take advantage of buying undervalued homes and then using them as pieces in their schemes.  One scheme is illegal cash back at the closing and another they discuss is illegal flipping by putting minor repairs on a home and selling it for an over-valued price using fraudulent appraisals - often targeting minorities and others with poor credit and lack of documentation.

As I finished reading, I realized the author is none other than our own ActiveRain Blogger, Ralph Roberts.  I subscribe to his blog and my only complaint is that he does not contribute enough here in the Rain - but what he has to say is always very timely.  Ralph is an anti-fraud advocate and worth the read if you are at all concerned with the future of our industry.

I have the same problems with Fraudsters and I do a very extensive interview with investors that I meet to make sure that they are on the up and up, including asking past clients for their opinions. I have fired many potential clients based on the fact that I didn't feel they were there to help, but rather rip off.

Todd Clark (Realtor), GRI (Washington Co, Beaverton, Oregon) - I've never gone so far as to check out a clients past clients .  I have a pretty good feel.  I like the chorus of Kenny Rogers song, the Gambler...

You've got to know when to hold em,

know when to fold em,

You've got to know when to walk a-way ,

and know when to run...

My name is Ryan C. Jennings. My home at 619 E. 97th Street was my primary residence while I worked at Burns & McDonnell Engineering firm and while owning Suzi's Casual Dinin in South Kansas City.

The home was financed through ABN-Amro Mortgage Company in which
my brother Jonathan Jennings is listed a a defendant in a federal Real Estate Scandle.  I was forced out of my house by Anna M. Jennings hiring a team to place a dumpster in front of the house, cleaning out all of my computers, equipment, furniture etc.

I couldn't figure out why all the lies, deceipt, and bereavement were focussed toward me.  Until I saw the fraudulent signature done by my brother, mother, and father, (Jonathan, Anna, and Ronald Jennings) in part of Jonathan Jennings' and Nathan Brinkles Real Estate Scam that has now been prosecuted on a first step toward justice in Jackson County Missouri Federal Court System.  I am thus far very dissapointed with the Case Results.  I blame Don Roscoe, the federal Government and any other person associated with the up-trickle of blood/money trail that proceeded any activity within or surrounding the case scenario.

Details found including the falsified signature done by Jonathan T. Jennings Anna M. Jennings and Ronald E. Jennings regarding my ID Theft.  Available at the link below:

P.S. You can also follow the instructions at the Jackson County Recorder of Deeds Website Search Utility to review the fraudulent deeds and other associated material at the following link:

I got tazed about 76 times while fighting two paid thugs in this property.  They falsified a showing of the location.  They swore up and down there grandmother was moving from Florida and really wanted the house.  As soon as I let them in the door they pulled out tazer guns and shot them into my chest. I continued to fight both thugs who claimed to be bondsman from Kansas.  However, there is a non-extradition law between our two states.  I was eventually relieved from the situation when Essence my neighbor called for help!  The police arrived and told the thugs to beat-it and an ambulance took me to Truman East at my request of what hospital to go to.  I was later told that my mother Anna M. Jennings paid the two thugs to kill me.

I couldn't believe it, however for some reason my mother wouldn't come to the hospital and pickme up.  And I was later told that she directed the two thugs to go to my uncles house if they missed me at the 619 E. 97th Street Kansas City Missouri Property.  I guess I am a son-of-a bitch!

Ryan C. Jennings - This is one of the strangest stories I have ever heard - I had to re-read it several times to make sure I understand what is actually being said here.  What amazes me is this is your parents and your brother doing this...To be honest with you, my heart goes out to you, but I do not think I want to here any more - it is downright scarey.

Thank you for sharing,
