How much time do you spend prospecting?

By
Real Estate Agent with JKL Realty Group, Inc.

I spend 3 hours a day either making phone calls or knocking on doors, bu I don't do it regularly enough, so I've gotten a partner.  Together we'll practice scripts, role play and prospect for 3 hours every day.

So how much time do you spend prospecting?

Hi Guy,

Thank you for your response.

You may be right, but I believe it will help to set a specific goal. That's the only way I know that I'll consistently do enough to build leads for myself and my team.

Jay,

I have been doing some research on this exact topic over the past week. All that I am reading says we should prospect 3 hours a day on average. My team is getting together outside of that three hours to practice. Good luck!

Hi Frances,

Thank you for your reply.

I appreciate your encouragement. I am going to begin this on Tuesday. We've committed to doing this 5 days a week until Thanksgiving as a trial run.  If it's working, we'll continue.  I believe in blocking my time as some have said, I just lack the self-discipline to do it over a long period of time.  A couple of days here, a week there is all I've been able to manage alone.  That's no way to run a business!

Hi Stephen,

Thanks for your response.

My partner and I will start before the time to practice for 30 minutes before prospecting.  following we prospect by phone or door knocking and then we debrief for 15 minutes for "lessons learned".

I believe it's important to look back at the day's activities to see what challenges, obstacles and successes we had and why.

When I was an active agent, I used to spend 2-3 hours a day calling, visiting, and following up with expireds - best investment I've ever made ;-) - now I teach others how to do it.

Practicing just 20-30 minutes every day (listing presentation, objections, prospecting) will pay great dividents in the long run, you'll see Jay. Great job! Keep it up.

Jay, you are so right. That debriefing time may give the insight necessary to take your business from good to great. How is the door knocking going? I am about to start doing that. While I have read the "research," How is it working for you?

Hi Borino,

Thanks for your response.

When you mentioned following up on expireds, did you just call the expireds you see on the MLS or did you knock on their doors?

Hi Stephen,

Thanks again for your response.  Well, We're going to start this on Tuesday, so I don't know how to answer your question.  I can tell you that in the past, when I knocked on doors myself, I got 1 listing for every 73 doors I knocked on.  It may be better when I have someone with me, but I don't know yet.

I would be somewhat pleased with that response. We are targeting an area of about 600 homes with hopes of generating about 30-60 leads on either the buyer or seller side. I look forward to hearing about the results you will be getting. I bet your results will be higher now that you are debriefing and practicing your scripts.

Hi Stephen,

Thanks for your response.

I'll post my results so you can see how well we do.  My partner just told me that she can't make it on Tuesday, so I'm going to do this myself for the day.

Hi Stephen...

I'll be happy to share.  Keller Williams' training is open to everyone who wants to come, regardless of whether you're a KW agent or not.  If you would like to attend training at a local office, just let me know what city you're in and I'll have someone call you and send you a schedule.

KW training classes ARE NOT recruiting events.  These are the same classes being taught to KW agents regardless of who comes to the class. So you don't need to worry about attending - We believe in training other agents in order to raise the professionalism of our industry.

And Much success to you as well.  I'll let you know how it goes.

I am already a KW agent... maybe this is why we are trying some similar things. We got some great ideas for this on the webinars last week. I don't know if you got a chance to listen and watch any of them. They were top notch. My team mate got some great advice at mega camp that we are using for this as well.

Hi Stephen,

Thanks again for your response.

I'm very happy to learn that you're a KW agent already!  Perhaps we'll meet at a future Family Reunion!  In the meantime, send me an email at jklrealty@kw.com and I'll keep you in mind as a referral should I have anyone moving to the Birmingham area.

Interesting responses...

Jay, if I could, I would drive to the property, take my expired package with my resume, and see the sellers in person.

Those that lived out of the area, I'd call. The rest would go on mail follow up.

Hi Borino,

Thanks for your response.

When you mentioned following up on expireds, did you just call the expireds you see on the MLS or did you knock on their doors?

Hi Borino

Thank you for your response.

That's a pretty good idea!  I think I'll try that myself!  Thanks for the good tip! I always call them and I've gotten business that way, but this seems like an even better idea! (assuming they're close by!)

So what time do you knock on their doors?

Jay, I just sent the email. To reiterate, I hope we have the opportunity to do some business together. I have enjoyed meeting so many other Keller Williams agents and agents from other companies here on active rain. There are a lot of quality people here that we could trust referrals with.

I also think that the amount of time will varry with each person.  It is important though, that prospecting take place on a regular basis.  Never ever, ever stop prospecting.  When you fail to plan, you are planning to fail.  A gap in your settlement checks will occur when prospecting stops.

Hi Rebecca,

Thanks for your post.  Things have changed since I originally posted this. Now I spend all day, every day, prospecting and referring leads to agents for a referral fee.  I'm making more now than I ever did doing my own work!
