The chart below tells the story:  Home prices are flat in Marin County.  And the number of homes selling is anemic, limping along.  That's better than the most of the Country can say, so we should consider ourselves fortunate.  And fortunate we are.  This really is a great place to live--even in the not-so-best of times.

Kelley - well, better flat than heading too far south. Umployment seems to be improving in NorCal so I suspect over time things will improve.

If prices stay flat I think that the volume will pick up.  People were buying like crazy because they were afraid that prices were going to climb out of reach a few years back.  Now so few people are buying because they are afraid that prices will fall further.

In my opinion, flat prices are good.  Home appreciation should be gradual--like aging.  :)

Statistics not too shabby!  Marin County is a beautiful area, it's no wonder sales haven't been affected by these slower economic times!

Michelle, Marin County has definitely been affected.  Big time.  25-30% of all sales each month are distress sales and the foreclosures are definitely driving the prices throughout the market. 

We are also starting to see a lot of foreclosures in the high end.  More on that to come...
