Wow, I am So thankful to the professional buyers agents who reply to my feedback requests!!!

It's such a little thing...but it makes such a difference!!! All our sellers are always anxious to hear the feedback after every showing, and sometimes it's like pulling teeth to get other agents to call or email me back to give their buyers feedback. And sometimes the sellers think I'm not doing my job..... but after emailing the agent 3 times and calling them 1-2 times....after about 2-3 days...they've forgotten about the home~?

A SUGGESTION for those who show homes!!

When I show homes, I always put my my feedback opinions on the top of the MLS Sheet that I have with me. I make comments all over the sheet, so if the buyers ever question you about what type of countertops did that 3rd home have...I'll know! (I'll even write what color it was!). Then I keep all those sheets with me that evening, because I KNOW I'll be getting the automatic feedback requests from most the agents....so I have the paper right there, to answer them. It DOES take alittle bit of time, but that's all part of the job. THEY ALL APPRECIATE MY COMMENTS !!   I love giving honest feedback, and give suggestions, or let them know if the home is alittle overpriced. Hopefully it'll help the listing agent to get the home SOLD.

And so, I'm grateful for those of you who take the time to give my listings Feedback too!!

Jeannette, you are so right.  We owe it to each other to help.  I always try to give feedback and sometimes I even email the feedback before or even if they don't ask.  I hope other Realtors will learn by example and return the favor.

Sellers do appreciate feedback and we always provide the listing agents with the feedback on showings.

There are others who feel they are compromising their buyers interests by providing feedback in case their buyer has any interest in the property.  We don't feel it hurts to leave a comment that the home shows very nicely or if it was messy to mention it.

I try to give as much feedback as possible but I had someone get a little irritated with me today because I had no suggestions for them!  It was a great house, priced right, and showed well.  I couldn't think of anything they could have done better.  It just wasn't right for my clients.  I explained this and the listing agent asked what they would need to change to make my clients write an offer.  I told him there wasn't anything they could change that would make my client want it, it wasn't the house for them.  He just didn't get it and it got really uncomfortable.

On our feedback forms, you can highlight 1. priced too high, priced right, priced too low 2. very interested, somewhat interested, not interested, ...etc. then a space for comments at the bottom. 'IF my buyer is interested in the home...I"m not going to put priced right...then I would be compromising their interests, ....so I just go straight to the bottom in the comments and say Nice home, one of their top 3, may get in touch with you. That way, you still have negotiating room.

Gayla, Yes, sometimes ...It just doesn't "feel" like their home! Buyers usually will know when they walk in...we can't "sell them" on it, or do anything different. It's an emotional decision.

Yes Jeanette, we have the same type of feedback forms on our Showing Service which we use.  I meant some other Agents reasoning for not providing feedback.
