Expired Listing:

The joy and the frustrations of being the agent who contacts an expired listing: It has become all to apparent that more listing are expiring and that many of the sellers, are so very frustrated with the whole experience of trying to sell their homes using a agent. Here are just a few of the many things I have heard recently from expired sellers:

  1. The agents once they got the listing did not work the listing.
  2. The agent promises to do open houses and they find that they do not hold as many open houses as promise. One had to force his agent to do an Open House.
  3. There is no communication between seller and agent on a regular basis.
  4. Seller price grinding, to bring down the listing price, when at the time the agent took the listing, the seller was lead to believe that the home would sell at the listed price. Many sellers consider it bait and switch.
  5. Poor looking fliers.
  6. No advertising or very limited advertising.
  7. Poor negotiations skills.
  8. Lack of a professional appearance.
  9. Do not return phone calls promptly. 
  10. The over whelming majority of expires that I have spoken with, found that they did not hear from their agent until it was time to re-list their home, and then they( the seller) had a difficult time understanding why they were hearing from the agent, when they did not perform very well while they had the listing.
  11. When working with an agent that had a team behind them the sellers heard more from the assistant  then the agent that sign them up, and many felt that they were being short changed.

Todays real estate market is very challenging and as a agent that has been in the business for many years, I find that the best way to improve are image as a Realtor is to treat the seller with honesty and integrity.

I'm involved in a legal dispute over some of these very issues.  In a listing agreement, the promise usually is to "list and market" the property.  These agreements often are short on details.  My question is one of good faith...when does the bare minimum become enough under the contract, or should agents really be held to a higher performance standard?

Expireds were my bread and butter for years (now I teach others how to help these folks and make good living doing it).

You are so right - I don't even know how many times I've heard the same story: "The agent took the listing, put the sing up, and we've never heard from him/her again!"

I have contacted a number of expired listings around here and they are surprisingly loyal to the listing agent that they had. 

  • It feels strange to have to point out that their house would have been more likly to sell if their former agent, who they are being so loyal too, would have uploaded a picture or two of the house to the MLS.
  • Or when you ask them who suggested the price they listed the house at, and they tell you their agent did, and you point out that 3 houses around them sold for 10% less than their final price during their listing period.

But yet you still have to over come their loyalty.  Or worse yet, their hostility toward all Realtors now that they hired a bad one.  Somehow we are all bad because home owners good friends daughter was not up to the task of selling or properly pricing the house.

Tough topic, Lorraine.  Many agents, including myself, find it difficult to contact sellers over and over with essentially the same message.  And the message is not the good news we work so hard for.  Anyway, well done post and a timely reminder.
