Foreclosure Investing in Denver real estate First time home buyers, second time home buyers, investors whoever you are, our Denver real estate market in many sectors is prime for making a good deal.  Many savvy buyers/investors realize this and are making their purchases now.

Investing in Foreclosures is not for everyone. There are many aspects that need to be considered, researched and understood.  If you are thinking about purchasing a distressed property, there's a new book that might help you understand the process.  Written by Ralph Roberts it's called: Foreclosure Investing For Dummies.

The book is written in plain English and talks about the different foreclosure purchase strategies.

  • Knowing When to Purchase
  • Negotiating Short Sales
  • Knowing the Lien Holder pecking order
  • Tracking down property tax sales
  • Bidding for properties at a foreclosure sale

Working with foreclosures is not for the weak of heart.  Armed with knowledge of the process, a solid strategy and some investment capital, a wise investor can make a good living by specializing in this market.

The Dummy book is a valuable resource for those who wish to learn or merely brush up on their skills.  I highly recommend it!

NOTE: Each State in the U.S. has it's own laws.  The book addresses this in the back using professional Realtor contacts for each individual state.  Ralph asked me to represent Colorado, so now I am featured in a Dummy Book.  My life is complete.  Thanks Ralph!

Well, that might be an exaggeration. Your life isn't complete yet, but congratulations.

I was speaking to an agent a few days ago that does a lot of bank foreclosures. Taking your business there is not for those with weak knees. I remember when he was on the news because he was the one who found the bodies ~ arggh!

When we buy them all I can tell you is we renovate..flip or rent..by the time the property hits the courts ..you still end up paying too much and there is a war. There might be an easier way to buy them. But if you jump into that game ..you better know what you are doing..because the experts will be you out.

Are you so consumed in forclosures that you have (so to speak) laid down your pen?

Miss musings from Denver lately.

Thanks for sharing your great state with me and three of my camping, hiking and (most importantly) trout fishing buddies.  Had a great time in the RMNP and caught our fair share of trout.

Especially enjoyed the Grand Lake area.  Much nicer, in our opinion, than Estes Park.  Lots less crowded and commercial.
