Have you thought about whether or not your Realtor (R) is working in your best interest? Have you checked out their work? Have you checked out what your listing looks like out on the internet? Have you looked at the photos that are posted? Make sure the person you want to help you sell your home represents the homes they have for sale in a professional manner!
One item that I know is very important to keep buyers' interested in looking at your home is keeping your listing "fresh". This brings you more showings, more showings mean you sell faster and at a better price.
Recently I listed a home that previously had a photo of the home in snow for the main photograph. It is now October and the last snowfall was in March. The seller was not aware that this had not been updated. When listing your home with me, you need not worry. I keep photos updated and looking good. I have a wide angle lens for my camera to ensure the best representation of your home. You should insist on this!
To buyers looking at this out on the internet - their first reaction may be - "what's wrong with that house that it's still on the market?" "We won't bother to look at it, something is wrong with it or it wouldn't still be available." They then move on to check out the other properties that are available. I have buyers ask me all the time why a home isn't sold when it's been on the market several months or longer. Leaving an outdated exterior photo, or photos of the interior with specific holiday decorations is sure sign of an old listing.
There are also the listings out there that have NO PHOTO on them. Not even an exterior shot. Don't let yourself be represented by someone who obviously does not put you first! Call me to list your home.
