Foreclosed Properties on Hold for Now

Have you heard the Texas Attorney General sent a demand letter to various mortgage companies demanding them to stop pending foreclosures, delay closing on foreclosures currently under contract, etc.?  Until their procedures can be righted or investigated for possible violations like not reading the information that could have saved the property from foreclosure, this order will stand.

According to information we received, there were 30 companies that received these letters. Hopefully, you are not the victim of this tragedy but hopefully, you are not in the process of trying to buy a foreclosure either.  If so, your transaction may be on hold for a while.  No one knows how long this will take.  Seller owned homes are looking better for buyers now.

Most of our clients in the process of buying homes have turned their attention away from foreclosures for now since time is important.  Hope this all gets resolved quickly. It is not a good thing to have foreclosed properties sitting vacant for long periods of time.  This order affects residential and commercial property.

Sounds like we'll be facing another mess for some time.  What wil happen when the foreclosures start up again...flood of home on the market.  I was hoping things would start to normalize.  Apparently not.

Hi Frank,  I think you are right.  This was a drastic action that might have been handled differently in my opinion.  It's not good.  Just going to prolong the pain.

Ricki.I'm just curious and have to ask this, Do you view this as the gov't interfering with free enterprise? Or is this the gov't interfering with the gov't? What a mess.

I view it as a political stunt to be perfectly honest.  They dont care who they hurt or how bad. This is about protecting companies from lawsuits and not really protecting the consumer.  It is the consumer who will be hurt the most.  OF course, real estate agents, contractors, title companies, insurance companies, bldg supply stores will all be hurt as well as the buyers and sellers.  Good bye jobs!

Seems we are just digging in a little deeper. It may take awhile to get it straightened out, if ever. One mess after another. I agree, the longer a home sits empty...chances are thieves will continue to take what they want and leave the home in shambles and in great need of repair.

I sayith the right hand not knowith what the left hand doith. (not sure if that is correct but I bet somebody does. It may be an e in place of the i. Oh well its Sunday evening and thank God I have an inspection tomorrow morning.

Hi Carl & Ciel,  Yes, it is an E but who cares. :)  What a blunder this foreclosure thing is going to be.  Why not find out who did this or didn't do their job and look at their transactions and not kill the business?

Hi Ricki,  I have missed you!  You know, foreclosures in my area just are not what they are "cracked up" to be even before this plot twist.  All I keep thinking hearkens back to circa 2006 and the unsavory practices in the lending industry...."Oh what a tangled web we weave"

Hi Mari,   So true, what a tangled web!  It's the ones that can't fight back that get hurt.  I keep thinking about 1986, 87, 88, 89, and on.  There are a few more twists this time.  They are more sophisticated and have a greater reach.
