This is an ongoing series of Home Staging Tips for home owners that are selling their homes.  Most are DIY'er tips, inexpensive, and very beneficial for properly marketing your property.

I've come across several germophobes lately that tell me dirty bathrooms can be a deal killer.  Hard to believe but true.  I can't stress that your bathrooms need to shine and sparkle.  Seems obvious, but I see it all the time.  Put your bathroom through a deep, and I mean deep cleaning, using a toothbrush (if necessary) to reach every crevice. Great for around faucets and drains. Do you have mildew in the caulk, scrape it out and put new in it. 

Scrub shower doors and tubs until the scum and film comes off.  Make it look as new as possible.  After showering use a squeegee, it will cut future cleanings in half.

Clean every inch, especially the toilet.  I know, but it will make a difference.  

Make sure the tile grout is clean, try having it steamed, it does make a difference. 

Clean toothpaste spatter or splash marks from mirrors, and clean the entire mirror, not just as high as you can reach.

Use a mini-vac or a swiffer to go over counters every day for maintenance, and to do a quick clean after it's been deep cleaned using Disinfectant wipes.

If you don't have the time, hire a professional cleaner and stress that the bathroom must have a deep cleaning not just a routine cleaning.

Although I haven't had buyers lately that were "that" picky, it makes sense for sellers to have their home in as pristine condition as possible.  They may not get a 2nd look otherwise.

My husband and I have been house shopping lately and while we would NOT not buy a house because it was dirty, I have to admit, there have been a couple of houses we would have COMPLETELY different feelings about had they been CLEAN.  When I think about them, my first reaction is, YUCK.  I could not take a shower in that house!  Yes, it can be scrubbed clean, but I cannot shake the impression. 

This is WAY more important advice than many people believe...and I say this as an agent who should be able to overlook a few million germs.  ;-)

Great post, I am constantly pushing buyers to look past the "dirt".  If sellers follow these tips, homes will definitely move much faster.

Great post Cindy, and I recommended it for a feature.  And, a tip - for those nasty toilet stains, go to your local pool store and get a pumice stone - it cleans really fast.  If you try it in the bathtub - make sure you fill the bathtub first with water to cover the line so you're not scratching the surface.

Anita, true, if they don't like what they see, they won't be back.

Susan, I don't think sellers realize that when we say the bathroom needs to be squeaky clean, it really does.

Brian, true but unfortunately very few can get past the dirt, and as Susan mention it does leave you with that impression.

Steve & Carol, it does seem like an obvious thing to do, but I see it too much to know sellers aren't doing it.

Julie-Thanks!  I have never heard that, I will have to try that one.

Maureen, it's funny how some people notice the uncleanliness of others, but not their own.
