One of the most exciting aspects of buying a home is looking at different properties in your price range and seeing houses in all sizes, conditions and styles. It is a great real estate education, for sure. Now days, most buyers begin their home search on line and have a good idea of which properties they want to view. Often times I hear such comments from the buyer as, "Gee this home doesn't look as big as it did on line." or "Oh, yes, I remember this room from the pictures -the bedroom really is that pink."

How many homes should you plan to view before you make a decision? Well, that is up to you and your REALTOR and how well you have communicated with each other. It also depends on the neighborhood, the market, and your specific requirements. With the abundance of homes on the market at any given time, the key is to focus your efforts on suitable properties. Your REALTOR will help you eliminate homes that don't meet your criteria and track down those that do.

 24% of Buyers view 1-4 homes before deciding

25% of Buyers view 4-8 homes before deciding

 Helpful Tips

  1. Clearly communicate with your REALTOR about your wants and needs.
  2. Choose your top six homes to see. Seeing more that 6 at a time tends to be confusing and causes unnecessary stress when they all run together in your mind.
  3. Give each home a name referencing some feature of the home. Examples could be, "The Rocker porch home" or "The out-dated carpet house." This will give you and your REALTOR a common trigger to distinguish one house from the other.
  4. After viewing your top 6 homes and none of them wrap their arms around you and say," I am your" then it is time to revisit you wants and needs with your REALTOR because:

One of thee things has happened.

*Your Realtor has misunderstood what you want and need..

*You have changed your mind about what you want and need.

*Or, what you want and need in your price range is not available.
