We all have our capacity limits. We know we can only handle a certain number of homes for sale before we either need to hire, or refer.

Roger, Working between Dayton AND Cincinnati, we see two different styles of purchase contracts, each board has their own, with their own unique things to watch for. Someone that didn't know what to look for could get blindsided with extra months of taxes, or inspections not allowed because the contract didn't spell it out.
(And it looks like #21 isn't looking over their shoulder..next post takes them...then another week or two to catch #20).
When I was an agent, I took a listing in an area of San Jose that was 30 minutes away... I was fired by the seller... nuff said!
Chris, Your population is a lot more dense than ours! In L.A., 30 minutes is probably what, five blocks :)

Ok wise@$$, I can actually go a few miles in 30minutes, during rush hour no less. Now, on a good day, at the right time of day, I may actually get clear across town in 30minutes. LOL
Sorry, Donne....just could NOT pass up that opportunity, sez the guy who came to a DEAD stop on the interstate on the way to a Dodgers game on a SUNDAY afternoon!!

Around here, IF I don't have to go through a downtown area, I can clear 20 to 30 miles in 30 minutes. :) Yeah, US!!!

Phil, The buzz here is the execs wanted to make an "example". If they could fire the guy running the #1 show in the #1 time slot....everyone is expendable.
Liz & Bill, I totally agree, going to an area that we are not familiar with just to take a listing is wrong if we can not service it? What I find worse than that is when you have agents in their own market area and do not know their market. I saw a listing the price should have been around $1.7-$1.8million and was priced under $900k That I find is a crime of a worst sort.
Endre, And the bad thing? The agent will sell it in a week and be a hero to the sellers for a quick sale! ...unless this is like the urban legend story where the soon to be ex-wife sells the husbands Porsche for $50 :)

This is an excellent post. I fully agree with you on this. For the true professional, our Fiduciary Responsibility takes us to a higher level of awareness. Why in the world put your hard-earned license on the line for the sake of one "possible" transaction. I want Client's For Life, and those referrals are our insurance that we'll have the opportunity to sell another day. Excellent posssssst.
Tish, Some engineer MIGHT like movies and the ability to recall quotes from them is a natural fit for blog posts....and then YouTube makes it easy to link to a clip. We don't go to movies very often....Inception was the last...but we do the Redbox rental periodically and have a ton of movie channels (that we rarely use).
We're the same as you, we want our clients to become Clients for Life too! We spent the evening with a past client and her son, weighing options to help her son and with staging device to get the home for sale. It's a great honor to have that trust there!

Liz & Bill - A lot of my fellow agents make fun of me because I don't leave my "bubble." I rather refer it to an expert then try to fake it, in my opinion that's not the way to earn future referrals.
Michelle, It doesn't take too many times talking to an agent to realize they don't know ANYTHING about the area they've brought buyers to, or are trying to sell a listing in an area they don't know. We don't want to be THOSE agents!! We've got one of the largest YMCAs in the country in our hometown area of Lebanon....when an agent DOESN'T know about it... well...here's their sign!! :)
This is so true, so many people want to sell "Indianapolis" here and we are 1.8MM in population for the metro and surrounding areas. I have focused my website and my blogs are a small niche. Do I get as many leads, no of course not. But my conversion rate is higher because a buyer/seller can tell the minute we're on the phone, I know the area!

Cindy, We're in a similar boat...we tend to advertise to our county, which may be too broad for the average consumer. We need to spend a weekend with the camera, go get downtown and landmark photos of our specific communities so we can do more localism post. We don't want to advertise Cincinnati or Dayton specifically...one, way too many agents already there, and two...we don't know those downtown areas and don't want to be driving 45 minutes to an hour for every showing! Our county fills the gap between the two cities, and that's good enough for us...although the dollar value in Cincinnati's best areas ARE pretty sweet!
