Well I can give you my outlook on what is going on, Right now we have some areas that are doing better than others, NJ is doing better than states like Florida & Nevada, but the market has become more localized. The more desirable areas of NJ are doing better than the less desirable areas. Good homes that are priced properly are sold within the first week! Yes this is happening. Short Sales are still a mess and we are still looking at 6 -12 months to get one closed. Foreclosures in some towns are up but again not in the more desirable areas. Now is a great time for investors to buy multi-family homes but they need at least 25%-30% down if not owner occupied.
