This is a great example of how numbers can be deceiving and you need to understand their context to fully understand their meaning- So what does it all mean?

  • Because one is a snapshot of 1 month and the other is for 12 months. I've enclosed the graph below to show the dramatic reality that in April of 2007 the median price was as low as $188,500 - it has been steadily rising through the summer months.

This helps explain the often asked question: Is now a good time to buy a home in Clearwater?

I believe the answer yes because we are in a strong buyers market and no one can predict how long it will last. Remember one year ago we were in the strongest sellers market so things can change quickly and like the stock market - no reputable real estate agent or stock broker will tell you they can determine the high or the low but it's obvious that there are definitely real estate bargains to be had in todays real estate market.

Cyndee I have to say looking at your numbers I am surprised. I would have thought there would be more pool homes in the mix. Interesting to note they are taking about twice as long to sell also. Good information to consider before buying a home in Clearwater FL.

Ashley - part of why I believe they're taking longer is they are more expensive - look at the value almost $100,000 more - that's why in my other report, Pool Homes in Clearwater Florida - Real Estate Market Report  I noted that right now there are 15 pool homes under $200,000 - those are obvious bargains as well as about 100 under $300,000. 

On the upside - you can see that the pool homes are holding their value better - which is a good thing!!

Chris - I don't know about brilliant (LOL) - I'm just trying to make sense of all the "janky and hoopty"  numbers (inside joke ) flying around.

I firmly believe NOW is a great time to buy a home in Clearwater and the news media seems more interested in "sensationalism" than practical information consumers can use - I hope I've accomplished my goal of providing that here.

I'm always open to suggestions - especially from a Real Estate expert like you. :-)

The market reports are getting more and more complete each month Cyndee - I love all the buttons on the bottom and the chards are great.  The pool difference between pool homes and homes with no pools was pretty drastic last month - I'm curious to see how that changes.

Well, my expert opinion is....It IS a great time to buy real estate in Clearwater.  If a buyer isn't buying in Clearwater, they should be buying in Bonita Springs!

Excellent Cyndee!!  In Florida, most families would love a pool home if they could afford it.  As the market turns, these prices will again increase and the opportunity for some may be over.  NOW is a GREAT TIME to buy a POOL HOME!!  (I agree with Chris up there)

Susie - I fear you are correct - we've had some really happy families getting into pool homes for @ $200,000 this summer - they definitely got great deals.

Now is a great time to buy a home in Tampa Bay. Forbes.com even predicts that the Tampa Bay real estate market may have a sharp "V" recovery so buyers should look hard at todays market for great bargains and deals.

Your reports are just chocked full of Local Info for your readers.  Very nicely done.  We have always found that Pools can be more trouble to a listing than they are worth.  It narrows the field of buyers to specifically those who want one.

Lisa - thanks for sharing your experience - We probably have the reverse factor here - one without a pool get often pushed down the list. The expense and new regulations to put a pool in makes it much smarter to buy one with a pool versus putting in a new one. Chris - I've found that our home buyers fall in one of the 2 categories more times than not when looking for single family homes in the Tampa Bay area. It is probably more true in Pinellas County since we have fewer "Master Neighborhoods" with community pools so people opt for a home in their backyard versus going to a City Recreation Center however it's all personal choice. I'm glad the info is helpful.
