CNBC recently reported that Tampa has the #1 buyers market in the country right now!!

Investors have left the market and affordability is now back for Tampa buyers!  The Job growth continues here in Tampa and our unemployment numbers are low.  As this CNBC video states, our Employment remains strong and diverse, Housing inventory is high, and there are many new transfers into the City of Tampa

They also remind us the difference between Market Value and Assessed or Appraised Value.

Limited Mortgages available play ONLY a small part of who can enter the Tampa housing market.  We STILL have subprime loans and we still offer 100% financing for buyers with a job, income, decent credit, and an ability to REPAY the loan.  

                    Can you believe how unreasonable lenders are these days?

It's not the lenders my friend, we are reverting back to days where people actually have to show they have a good track record of payment and housing history to get a loan.  Since recent reports show that we have 1 in every 79 households are facing foreclosure, more and more banks are taking short sales to get the over supply of 'buy back loans' off their books!

You are so right, Katrina--so many buyers on the fence will find themselves locked on the wrong side of the gate soon if they don't take the leap!  It doesn't take much to turn the Florida market into boomtown once again...

Mana - Thank you!   I have worked SO hard on my Relocation Guide to the Tampa Bay Area!

Jeff - agreed!  you know Floridians & Californians seem to be the 'trend setters' if you will!

Cyndee - There are always plenty that are a day late and a few bucks short, we are looking for the 'decision makers', they are the ones that lead the pack anyway.

Loretta - It's always a leap to make any major purchase... is it not?  A HOME is most peoples biggest, investment, asset, as well as liability, I do understand one's hesitation.  Like Nike says "just do it!".  There are the Do'ers and the Thinker's.

Kathleen - Florida is much like a cat, we always seem to land on our feet, and we have 9 lives right? :o)

Katrina you are so right, I think people will be surprised when our(Florida) market bounces back quickly. Buyers who seem to be hesitating about making a decision will wish they jumped on it faster. Great post.

Houses are selling if they are priced right, but there are still too many people trying to get 2005 prices, or slight below that. I haven't plunked down my money yet, and my totally unprofessional analysis leads me to believe that this will not be a "V" market turnaround. How many "attagirl" commenters have purchased a house within the past six months?

Shaun - Thanks for stopping by.  I can think of 2 that have bought in the last 6 months that make your "attagirl" comments as you so call them. 

No matter what you may think, there are still people buying and selling homes!  You are absolutely correct in saying that we don't have 2005 prices, that's not really a secret to anyone, as you and the rest of the world are well aware of!

You kinda sound like a 2005 buyer that is sore about the current market.  "It is what it is", and this IS A BUYERS Market.  IF you bought in (or around) 2005 (when the market was at it's peak, chances are you're not sitting too pretty right now, especially if you have to sell right now)!

Florida has SO much to offer, the year round tropical climate, beaches, entertainment, jobs, anything you could want is here in TAMPA!  (except for snow that is - well maybe North Florida)  Our prices and taxes are no where near NYC and some other northern heavily populated areas.

May I also point out that Tampa is home to University of South Florida? I think I read it has the 9th largest enrollment for educational institutions in the state. Informed parents of college students make GREAT prospects!

Looks like Florida is finally starting to get the good publicity back...we sure need it...been a tough two years and we have about another year to go before we really get back to normal.

Our pending sales have gone up huge in the last month here.  The "Smart Money" is making its return...most closing are cash right now.

Great post.  I really enjoyed it!!!
