Prosper, TX home buyers: Using SOLD comps to guide your home purchase

If you are looking to purchase a home in Prosper, TX in October, you'll very likely be using 30-day sale comps to compose your offer.  Here's what the last 30-day sale comps show us in Prosper:

16 total home sales in the last 30 calendar days, as opposed to 22 homes sold in the 30-days prior

6 of those sales had sale prices above $100/sf

8 of those sales had sale prices above $91/sf

12 of those sales were of 4-bedroom homes

11 of those sales were of homes with 3 or more garage spaces

The average days on market was 128

The average square footage of living space (heated and cooled / non-garage) was over 3,400sf

The average lot size was .55 acres

The average age of a sold home was 4 years old

The average sale price was $324,302

8 of those sales were between $350,000 and $825,000

8 of those sales were between $97,000 and $260,000

There were two 'Z' sales (undisclosed sale prices) of luxury properties that had been listed at $385,000 and $825,000.

The lion's share of the home sales in the MLS occurred in Lakes of La Cima and Willow Ridge.

 

The last home I sold in Prosper took a contract by the 10th day of the listing and from one of the first 20 showings.  It sold for 98.57% of the list price.  And, there were backup offers ready to buy the home if the first buyer was unable.  When you tour in Prosper, TX and find the home you want to buy, keep in mind that you are not alone and offer accordingly.  You may think of this as the 'slow season', because the kids have gone back to school and the weather is cooling.  But, Dallas has no 'season'.  Even in record temperatures in August, that were well over 100 degrees for far too long, we sold 22 homes in Prosper.  With a strong corporate base feeding our area from the Northern portions of Plano, we sell homes year-round in Prosper.  While you are trying to haggle over the price, someone else is likely to beat you to the punch.  Act quickly, even at this time of year.
