September Sales Activity for Montecito California shows 13 properties changing hands.    September of 2009 showed 20 properties selling.    Interestingly enough,  year to date 2010, we have recorded just over 100 sales in Montecito.    Comparing this with 2007 prior to the mortgage meltdown, shows 160 sales from January to September, or about 1/3 more. 

The good news is that the 13 properties which sold in Montecito in September of this year were not distressed properties - no foreclosures, no REO (real estate owned, or bank owned) properties.  And all sales were over the $1M mark.  We are now calling these "Traditional Sales" as opposed to Normal Sales, with the new normal showing increased distressed property activity.
