Although the national news shows images of endless for sale signs in neighborhoods around the country,housing shortage Franklin, Massachusetts is experiencing the opposite issue.  We just do not have enough homes for sale to meet the buyer demand at this time.

The Multiple Listing Service (MLSPIN) currently shows 136 available homes in Franklin, MA with an average list price of $462,675.  Although that may seem like a large number of homes at first glance, once the data is analyzed it becomes a different story.  Here is the breakdown:

  • 2 homes under $200,000
  • 18 under $299,999
  • 14 $300,000-349,000
  • 22 $350,000-399,999
  • 10 $400,000-449,000
  • 9 $450,000-499,999
  • 25 $500,000-599,999
  • 12 $600,000-699,999
  • 8 $700,000-799,999
  • 6 $800,000-899,999
  • 1 $900,000-999,999

$950,000 is currently the highest price home for sale in Franklin and $154,900 is the lowest.

Only 11 homes are the "sought-after" 2000 sq.ft. four bedroom Colonial and only 6 of these are located in neighborhoods as compared to main roads.

Hi Kathy....we do have a shortage of inventory in Franklin.....Our builders continue to build and provide units to carry them through the winter months....many foundations will be going in the ground by next month and building will go on through the winter, but we also need resale properties to carry us through those months.

Thanks Barbara.  It really benefits a seller to list a home now since they can definitely "stand out" without competition to all the buyers out there.  Many sellers I meet with are pleasantly surprised that overall their Franklin, MA home has held its value even during the downturn...
