As a Realtor perhaps the number one question I hear is..."How is the Market doing?" The answer may surprise you. I usually smile widely and say only one word.... "UNbelievable". The numbers are most interesting. I have previously written blogs about Osceola County, why it is a great place to live, work and play, its growing population,schools, attractions, events, and activities.
According to the Mid Florida Region MLS there are presently 3333 single family homes which have been sold in Osceola County Since January 1st, 2006, as of this writing. The median price was $260,000. The sale price to list price Ration was 97.31%. The average days on market was 108.
At present there are 4035 single family homes for sale in Osceola County. Since May 1st, 2006, there have been 2000 single family homes sold. The median sales price was $256,000
Average sale price to list price price ratio was 97.20% and the average days on the market was 111.
What these numbers suggest is that homes ARE selling. It is taking a little longer to get them sold, but they ARE selling. The median price is telling us there is a market in mid range housing and buyers are buying. The highest [rice home to sell in Osceola County over the past six months was 2.1 million dollars. By contrast the least expensive was $68,000. What do these numbers mean to you?
