I recently read a blog post by an Agent who didn't see any value in Staging a property for sale.  This particular Agent felt the cost of such a service was unnecessary and that all that really mattered in getting the home sold was (basically) the price.  I agree on one point: Price is King!    That said, allow me to share with you (and prove) that staging CAN be a viable factor in getting your property not only sold, but for a higher price than possibly expected...

This is a sort of "part two" (if you will) from a previous post I submitted back in late August: "Inspiration from one piece of furniture"    The big difference, in this scenario, is that I had more than one piece to work with...I had 3 items (in the living area).  Woo Hoo!  But, they were good anchor pieces that worked with the space and the Seller was so wonderful to work with. We also didn't have to bring in any books (yay) and there were a few art pieces I thought were great and easily incorporated into the whole look.

I've got a Sofa, a Coffee table, and a Bookcase...ready...and..."ACTION"!

SCENE 1:  Single Family Home, priced to sell.  On the market for 60 days...no bites. 

SCENE 2: Property is temporarily withdrawn from market, staged and refreshed on the MLS (AT THE SAME LISTING PRICE as before).

SCENE 3: Property is in contract at a price 3% above asking (about $27,000 in this case) after one week on the market.  Cost of staging entire home where needed: $3,800)

SCENE 4: Very happy Seller. 

 

Here are the "Before and After's" of the Living Room area that helped knock this one out of the ballpark...

As a Real Estate Professional, finding a good, quality Stager in your area is just as important as finding a great Escrow Officer...a Mortgage Broker...A Contractor...etc.  Don't "dismiss", or you might "miss"!
