Timberline Ridge Neighborhood & Homes, Highlands Ranch, Colorado

The Timberline Ridge neighborhood is located in Highlands Ranch, CO - Douglas County.  Timberline Ridge is just south west of University Blvd and runs through the most eastern part of Venneford Ranch Road.  Here is a google map of Timberline Ridge. 

The zip code for Westridge Pointe is 80126.  Highlands Ranch is well known by four quadrants; Northridge, Southridge, Eastridge and Westridge.  Timberline Ridge is located in Northridge, but is quite close to the Eastridge area as well.  

Most homes of Timberline Ridge are are built by Beazer/Sanford.  The homes in the neighborhood have a wide range depending on many factors but currently range from approximately $260,00 to $500,000.  Some of the determining price factors are size of lot, upgrades in the home, culdesac location (there are quite a few of them) backing to open space, and of course the oh-so important Mountain View factor.   

Timberline Ridge does offer many homes that are quite a bit older than many of the other neighborhoods in Highlands Ranch.  But with the age, come wonderful features such as mature landscaping (beautiful trees!), larger yards (some of my favorite properties are in Timberline Ridge and are so great partly because of their large beautiful lots).   Many of the homes that I have seen in Timberline Ridge have large beautiful gardens making it wasy for any green thumb to take over.   Many homes in Highlands Ranch that are a bit older were developed prior to the lot sizes becoming much smaller, and for that reason alone, homes in neighborhoods such as Timberline Ridge will often have that going for them.

There are many recreation opportunities in Highlands Ranch and Timberline Ridge does have a terrific location with many possibilities right there.  There is very easy access to the Highlands Ranch trail system and is only minutes away from both the Northridge Recreation Center and Eastridge Recreation Center.  Nearby parks maintained by the Highlands Ranch Metro Disticts include Sand Creek Park, Toepfer Park. 

Timberline Ridge is a part of the covenant community of Highlands Ranch, governed by the Highlands Ranch Community Association.  Timberline Ridge also has a secondary HOA, providing the community with additional amenities, including a private neighborhood community pool. 

Shopping is also plentiful from Timberline Ridge - grocery & other shopping is 5 minutes away in Eastridge (King Soopers, Whole Foods, Staples, TJ Maxx, Walgreens) and there are many restaurants nearby as well.  In addition, with easy access to C470 at the University Blvd ext, Park Meadows Mall is only 10 minutes away. 

Timberline Ridge is approximately a 40 - 45 minute commute from Denver International Airport. 

Commuting from Timberline Ridge is a breeze - with a straight shot up University towards down town, or just minutes to the RTD bus commuting center.  It is only moments from the Univeristy entrance to C470, providing easy access to the entire DTC area, Meridian, Lockheed plant and more.
