Update On What's New And Exciting In Mt. Washington Homes For Sale

Mt. Washington has always been a very desirable place to reside. It is not only the location and close proximity to South Pasadena and Pasadena Old Town but also the few minutes it takes to China Town and downtown Los Angeles. Many real estate agents have claimed to be the number one agent in this great neighborhood but the fact is ‘there is no number one' agent. The home sales in Mt. Washington are all spread out with various different Realtors serving this awesome community in Northeast Los Angeles.

Let us look at the facts taken straight from the Multiple Listing Service for your reference. Since June there has been a total of 37 houses sold in Mt. Washington and a total of 24 different brokers have represented the sellers. The local home buyers and home sellers in this community obviously keep an open mind as to whom is able to give the best service and meet their expectations.

The past two weeks there has been two interesting properties placed on the market. One is bank-owned and the other is a regular sale. Let's look at both homes;

3946 West Point Dr, 3+3, 1901 sq. ft. on a 5020 sq. ft. lot.

Regular sale which is the majority in Mt. Washington and at a price of $589k. The house features central a/c, awesome views and a spa. It is my opinion that the home should be checked out by an active buyer.

4207 Palmero Dr, 3+2, 1741 sq. ft. on a 7305 sq. ft. lot.

Bank-owned home which is not common for a view home in Mt. Washington priced at $424,900. The house is one level with fireplace and central a/c but needs TLC. The listed price will justify a look in my opinion as there is value with the right negotiated price.
