And then, add on at least 10% for unexpected things that show up when the walls of an old house get opened up.....
Good summary about the house itself, but don't forget carrying costs need to be figured in as well. Even if you plan on living in it yourself, depending on the condition, you might have to arrange interim housing until a certain amount of the work is complete.
