I have found that she was right in her esteem for you, but in addition to providing a content model, you have the gift of letting your feeling shine through for your subject. Whether a video tour of a golf-course community or in this case a more modest townhome enclave ... your passion is paramount. Joan - thanks!! Mello Roos are a type of property tax that we have in planned communities. Basically they are a bond from the city used by the builder to fund improvements in a new community and the bond is paid back to the city over a long period, often 20-25 years, by homeowners.

Beautiful presentation! The architecture is a little different and I had to look twice when you said "townhomes" because they look like single family to me!
