How to Sell a home in 5 days :My first sale..... I got a call from my office.. Donna I have lead for you today.. the customer would like to view some homes... I called and introduced myself and then we talk and talk.. then the customer told me that she wuld like to see a home across the street from where she lives... we discuss the neighohood and the school district. Then I set up an appointment for a showing...

 

 

 How to sell a home in 5 days

 

My customer and her family loved the home and then decided to make an offer $2000 less than the asking price. Before presenting my offer, I made sure I had the pre qualification and my customer credit score faxed over to the listing agent and then we WAITED AND WAITED AND  WAITED

The listing agent came back to me and told me that he had four other offers on the property, so I went back to my buyer and informed them of the situation and they decided to up their offer to $1000 over the asking price..and we WAITED and WAITED .. and then the listing agent came back and told me that my buyers got the home... My buyers were so sosososososo HAPPY..... now they are living across the street from their in-LAWS...

LISTED ON SUNDAY AND SOLD ON FRIDAY........

Guess what happen, after the listing agent found out that my buyer lived across the street.. He told me that he had a open house the day after he listed it.. My buyers said they didn't see any sign posted and they didn't see any Flyers.... I guess if my buyers saw the open house I wouldn't have had a sale. WHAT A BLESSING>>>>>

Congratulations Donna. I am soooo happy for you. This is definitely great news. Like you said,if the listing agent had a open house sign and your buyers saw the property,the listing agent would've gotten both sides of the deal and you would've gotten nothing. But you was going to get paid as the buyers agent. God is awesome. Great post.

If the agent would have done their work you would have lost the sale. When taking any listing you should canvass the neighborhood and tell people about the house and offer them a flyer on the house. You never know, this stuff happens all the time. Great that you were able to help them.

aaahh.  The best thing about signs on the lawn.  neighbors get there first... hopefully the in-laws wanted them that close, too

Congratulations on your sale!  And by the way, in most places someone walking into an open house can later have a buyer broker to write an offer and represent them.  You might have had to pay the listing agent a referral fee of some sort, but it's not an automatic thing for the listing agent to be procuring cause just because they came across the threshold.  It's complicated, and as your career progresses, you'll learn more about the thing in your state, but don't let a lister bully you in the future!
