As a local REALTOR I've had the pleasure to work with many local home builders over the past years.

Basically, that's how I got my start in the REAL ESTATE business.  I worked as an assistant in a show home and then to an Area Manager.

Having my REAL ESTATE license benefitted my clients (one stop shopping) and myself. It kept me on my toes and in the loop on both sides of home selling.  (*clients love the fact that you're  the full meal deal - you've built trust and reliabiltiy)

Currently I have 2 listings on BRAND NEW townhouses in Airdrie.  In the community of Williamstown in Airdrie.  * I got these by selling other VESTA Properties to my clients over the last few years.  The Builder called me to list their properties. 

The benefits are great, they get more advertising and marketing from me.  (I live to market and advertise) ITS FUN!!!  In turn I get more exposure to a buyer base I may have not had.

Don't get discouraged or intimated by NEW HOME SALES.  YES, they talked a bit of a different language then REALTORS do, and YES the wait for our commission takes longer.  (4 to 8 months on building time)

BUT I recommend, cushion your year with NEW HOME SALES!!!  Then GET out and sell the pre-owned market.  (Service is key!!!)

You'll be pleasantly GIDDY when commissions come in for all your hard work you did in the past.

This is always a good idea. Having some new construction closings 4 to 6 months down the road is a good way to keep the pipeline full.
