Buying a home in Coweta County GAAlthough everyone in the real estate business has experienced this type of inquiry, it seems a bit more prevalent these days than during all of my previous years of selling homes.

A lot of it is due to the availability of listing information on the Internet. A prospective purchaser discovers a home online, and decides to ride by and have a look at the neighborhood and the curb appeal of the home.

When they get there, the house and location appears to meet their expectations so they want to see it right away. So the call and ask if someone can let them inside the property ASAP!

And a lot of times the caller appears agitated when it is suggested that they cannot be accommodated on such short notice. The typical reaction is something along the lines of “What’s the matter with you? Don’t you want to sell the house?”

Of course we want to sell the house. But there are both practical and logistical reasons why “showings on demand” may not occur.

First and foremost is safety. Meeting an unknown person at a property on short notice is dangerous.  We try to verify the identity of the person with a brief interview, and if they do not cooperate, they aren’t going to see the house.

Condos for sale in Peachtree City GANext, an agent might not be available to show the property. We don’t sit by the phone waiting for people to call. Our schedules are planned in advance and on some days there is no wiggle room.

A seller may require advanced notice for a showing. I think that buyers sometimes forget that the real estate agent is not the seller, and may have very specific instructions regarding when a property is shown.

Showing on demand is also very inefficient. It is so much better to schedule multiple showings in advance to not only “see” the homes, but to give buyers a true feel for the market. Looking at houses piecemeal does not present of true picture of what’s available and at what price they are selling.

Lastly, the first step in the home-buying should begetting pre-qualified for a loan and not looking at a house. Many people are not aware of the rigors of today’s loan process, and are often surprised that what used to be an acceptable credit score will no longer garner a loan. We don’t want anyone to fall in love with a house that they cannot buy!

It is our vocation to match buyers and sellers and to consummate transactions. And we are ready willing and able to help.

And the best way that we can do that is by doing it correctly from the start of the process!

I like you last point Richard about being pre-qualified BEFORE the showing. Some people have the idea that they want to put the cart BEFORE the horse. Makes absolutely no sense to me.

On the mortgage side, we experience the same thing with Pre-Qualifications.  Buyer's often seem confused that we can't just do it on the spot.  Like you, they think we are just sitting there with nothing else to do than wait for their phone call.  Just because I answered the phone, it doesn't mean that I am not busy at that moment.  Setting proper expectations upfront is key to a successful closing.

Richard: I've had several of these calls in the past week. I do everything I can to accomodate the prospect. Qualifying is a must. I just give them the soonest available time and it usually works out fine.

SO TRUE about preapproval being the 1st step.  If I get a sign call on one of my listings and they want to see it (anytime)...I'll ask, "Have you been preapproved?"  The answer has always been "no"... We can't afford to waste time on Lookie-Lous. :)

Vey well thought out and well written, Richard.  Safety is such a big factor.  But having to jump through hoops before you even know  the color of the hula hoop or who's holding it is another issue. We need to save our extrodinary measures for getting and holding together deals and giving our all to committed clients.

I hope agents in my market read this blog and follow your advice.  When these potential buyers are told they can't see the house, they will call me.  Yes, I might waste thirty minutes every now and then showing a buyer who isn't qualified, but most of the time if they aren't qualified I can get them qualified and sell them a house.  My schedule is usually flexible enough to squeeze in a showing on ONE house and if I can't, I don't.

Just got one of these yesterday - and it was a Zillow referral.  After she explained she "just wanted to look at it"; indicated she owned a townhome but her parents had financed it because she couldn't really afford it; told me her job situation was touchy; said she didn't really know what she wanted; etc. etc., I asked her to come in to the office to talk it over and to meet our Finance Manager.  She was not really interested in that.  She was just curious about this $300,000 home.  And I am supposed to drop all I am doing, call the listing agent and demand an immediate appointment?!?!

Richard, this does seem to be happening more and more.  I, too, hate it, but I have also jumped in the car and met the last minute callers.

Once I did this, arriving at the property within 15 minutes.  The prospect was no where to be found.  I waited and waited.  I called the phone number from which they had called me - no answer.

I left and called the number back later in the day - still no answer.  Finally I did get an answer and was told that they decided the yard was too small and did not wait.

Its coming to the time of the year when our town is over run with snow birds. And what do snow birds do when its too cold for the beach, or they when dont have a golf or tennis date???  ...  They entertain themselves looking at real estate, Although I have heard of impulse buyers Ive never experienced one. so, unless they tell me they have their most recent bank statement (or a mortgage pre-approval) with them I always direct them to my office (so they can go on line and print out their statement) before we look at any property. They almost never show up

I understand where you are coming from and agree with your comments. However I will always do my best to accomodate a potential buyer calling from the sign. If I am available I will show the house. If I am not available I will try to schedule the showing as soon as possible. Usually the same day he called.

I have also gotten these calls and I do try to accomodate whenever possible. It is not always possible but I have usually gotten the potential buyer to make an appointment at a later date.

I have never dropped everything to show a home without some notice. There is no such thing as a buyer who makes a spontaneous decision to start looking and then buy a house all on the same day. Usually, there is another reason for the panic these buyers induce  - like maybe they can't find they're own agent to let them in, or they're are bouncing from listing agent to listing agent in an attempt to represent themselves in hopes of getting a better discount when they probably really need their own representation. Whatever the reason, I make it my policy to avoid dual agency at all  times.
