PALM BEACH GARDENS' FRENCHMANS LANDING HAS STABILIZED SALE PRICES

Prices in the Palm Beach Gardens' community of Frenchmans Landing have stabilized and are beginning to increase through 2010 compared with 2009.

This is becoming more common in many of the older Palm Beach Gardens neighborhoods, in part because there are few, if any short sales or foreclosures on the market in these areas.

Frenchmans Landing has just 222 homes in the community, most built in the 1980's. There are three and four bedroom homes at Frenchmans Landing with most priced in the $300,000's and $400,000's  It has a fabulous location, sitting along Prosperity Farms Road just south of Hood Road, close to major shopping and to the beach.

Prices of homes sold in through mid October 2010 averaged $152 per square foot, about 12 percent higher than those sold in 2009.  Six homes have sold in Frenchmans Landing through mid-October 2010 with a total of nine selling in 2009.  And there are currently eight homes on the market in Frenchmans Landing including one short sale.
