Mold as soon as I open a door to a home my nose can sniff it.  Most of the time I am able to tell my clients to back out the door and they listen. A few times they haven't and we have felt the effects.   Mold is not something to be taken lightly.  Fortunately I've never entered a home that looks like the one in these photos.

Mold in bank owned propertyAnybody who has ever dealt with bank owned properties knows that they will be in varying states of disrepair. Oftentimes, this starts while the home is still occupied. Having given up hope, what was once their American Dream has now turned into their American Nightmare.

Deterioration continues as there is no longer a loving or caring person to give the property the TLC and pride of ownership it needs. Instead, a faceless, non caring entity, thousands of miles away, faced with another toxic assent on the books, lets the property degrade even further.

It is not uncommon to find properties such as this with environmental issues that are moreMold in bank owned property damning to deal with as compared to broken windows, rotted trim and updating the floor coverings. Molds, especially toxic varieties,  can put the final nail in the coffin on what was once a beautiful home. Costs of remediation can easily run into the thousands. Expendatures that must be factored in, when negotiating with faceless asset managers whose only interest is the bottom line.

Even serious mold issues can be addressed. Home handymen are not trained nor do they have the necessary equipment to tackle jobs of this nature. When interviewing and securing estimates, make sure the company adheres to IAQA protocols. If they don't, look elsewhere. Cheaper is not always better especially when it comes to your health and the heath of your loved ones.

Cindy, while working in California we dealt alot with mold issues. In fact I have been to so many seminars, trainings and the like regarding mold that I care not to think about it. I have seen instructors report that mold is a big problem, then I have been to seminars where experts explain that it is all a hoax. I think it all comes to down somewhere in the middle and how each person reacts to the mold. Interesting stuff

Although I have seen mold in a few houses, none were this bad (thankfully!) and most of the time, it was not toxic mold.  When it is toxic mold, though, I am a walking mold meter...within a few minutes, I cannot breathe and once, I broke out in hives.  LOL

I sold a foreclosure earlier this year that had been remediated for mold, yet by the time the home inspection was done by the buyers, it was needed again.  The buyers hired their own remediators and worked it in to their 203K renovation loan.  Why give the bank a second shot at screwing up the situation?

Cindy - mold is a serious problem down here in Florida too! The home I posted about today has some serious mold issues but only in one room - it was leaking and the homeowner ignored it for years!
