Off the big city grid? - marketing ideas

By

Throughout the past several years, we have had the privilege and challenge of bringing luxury properties that are in less well known areas to the forefront and in placing those properties in front of likely buyers.

In order to market these properties, its always a good idea to market the town/city/community at the same time as marketing the individual property.  Luxury properties require a different approach than a volume built home/neighborhood.  Identifying the lifestyle(s) that each luxury property affords gives us a clue to where to focus when designing marketing pieces, and their placement as well as in targeting where to find that group of buyers that may be looking for or would appreciate that special lifestyle.

Most buyers in our state (Texas) are used to looking for properties in Dallas, Austin, San Antonio, Houston and perhaps some slightly lesser known cities like Waco, Amarillo, Lubbock, Corpus Christi and Galveston...but what about the beautiful towns and cities that don't usually find their ways into the table of contents for Travel Guides?

Many buyers who are relocating to Texas or New York or California know they want to live in the Hill Country, in Horse Country, by a beautiful lake or near the ocean - but how can we educate these buyers about the incredible towns like Comfort, Kerrville or Fredericksburg, TX or Saratoga Springs or Ithaca, New York that offer beautiful scenery, a quality of life that is rich and rewarding, a pace that brings to mind a fine wine, a comfortable chair and a fascinating book - something comfortable to sink into.  All of these visual references immediately evoke a lifestyle response.  How will we share information about shopping, restaurants, country clubs and the arts that will rival larger cities?

Lets find a way to celebrate these lesser known jewels...great ideas and success stories are welcome!
