Tips from a property manager: Time to winterize your rentals

As the rainy season comes it is important to protect your property.  Pick a dry day to finish caulking windows and doors--moisture is your enemy.  Clearing the roof gutters will prolong them and prevent water from flowing over and into your eaves.  Reduce or turn off the sprinklers as soon as possible to minimize water usage and water bills.  Have your roofs inspected to prevent unfortunate leaks and further interior damage during storms.  Cut back tree limbs from areas that may be impacted by their sudden fall:  roof lines, common area walk ways and drive ways in particular.  Review your exterior lighting:  when your tenants get off work after 5 pm it will be dark when they get home...have motion lights available for them for extra security and safety when they need to run from the car to the property during rains. 

The more preventative maintenance yo can do the better off your property will be.

Great and TIMELY post!  I'll do HVAC fall service in early Nov and gutters in Dec when leaves are off the trees and I'll have roof plumbing vents checked at that time.

Good tips James.  Most of these items are well worth the money every single year to pay close attention to.  A dab of dry rot from missing one of these is generally far more expensive than the repairs in the first place.
