Chandler, AZ HUD Homes for Sale – HUD Homes for Sale Chandler, AZ - HUD homes or Government owned homes provide great opportunities for prospective buyers.  Because of many common misconceptions these homes are commonly looked over by buyers and their agents.  The process of purchasing a HUD or Government Owned home is easy and allows buyers to buy “Right Side Up instead of Upside Down.”  Before these homes are listed for sale three things must occur.

 

1.)    The home is inspected by a Licensed Home Inspector.

2.)    The home is appraised by a Licensed Appraiser.

3.)    The home goes through a termite inspection.  If termites are found they are treated.

 

Because these things are done the buyer does not have to incur the cost of these services.  That is an estimated $800 in savings to the buyer.  Once these items are completed HUD then classifies the homes as being FHA Insurable or FHA Uninsurable.  This is huge to the buyer because it takes the guessing game away from the buyer on whether or not they will encounter problems on the loan from an FHA standpoint.  If they are ruled Uninsurable the reasons are listed as to why and the buyer has a clear picture of what must be done to purchase the home using an FHA loan.  This is all done before the buyer ever bids on the home, which saves the buyer a tremendous amount of time and MONEY.  HUD also lists the items found by the Home Inspector requiring repair.  They even go one step further and have Licensed Contractors bid on the repairs and list the cost involved.
