Ulster County Real Estate - Showing Your House

To Show My House Or Not To Show My House, "That Is The Question"
 
Over Columbus Day Weekend, my buyers were interested in seeing a house in the New Paltz Area of Ulster County. I called the Listing Office to schedule an appointment, advanced notice required. My buyers were from out of the area and very interested. This would have been there second showing, the first showing was at an Open House and they really fell in love with it. The sellers said no, due to family visiting.

Also, that same weekend I received a phone call from an agent to show my sellers house in the beautiful Historic Uptown Kingston Area of Ulster County. They also said no, because they just got back into town and their house was disorganized. These buyers were also from out of the area. Both buyers were seriously looking to purchase. Both  buyers were ready, willing, and able to buy. My advice to sellers is, never say no to a showing, unless of an emergency situation. Your agent can temporarily take your home off the market in a emergency situation.
 
It could be a perfect time to show your home when family is around, they can see how much you're enjoying your home. Get creative! Tell your family you need their help to sell your home. You could gather everyone in the family room and watch a movie with popcorn, maybe in the kitchen sitting around the kitchen table enjoying a cup of coffee and chit chat, or my favorite, gather outside playing a game of touch football or kickball. Having family around could be a good thing. Or, take them out for a relaxing scenic drive. Ulster County is absolutely gorgeous this time of year, with the fall colors, and amazing mountain views. If family is visiting, what better time than to take a short country drive while your home is being shown.
 
For the seller whose house is disorganized my advice is, always have your home "show ready". I tell my sellers especially the ones whose house hasn't had many showings, that it only takes one  buyer to walk through the door to make an offer so always be ready. If it is disorganized (not cluttered) the chances are that buyer won't care especially if they are serious buyers.
 
Remember the next time, show your house, that is the answer.
