When Seller's Attorney and Buyer's Attorney Clash Part III

Resolution?  Well it looks good but it isn't a done deal yet.  As of yesterday and a half dozen conference calls, and at least that many emails the Seller's Attorney has agreed to issue an insured titled, accept the abstrate work done by the Buyer's Attorney and to have it put to bed in 72 hours.  The only issue remaining is since the Sellers Attorney is 5 hours away meaning that the package has to be emailed to another attorney who will simply have the Buyer sign and witness.  We are still awaiting the news on who this will be.  Now you may ask why not have the original Buyers attorney handle the witnessing.  His final word to me was "I do not want my name anywhere near that Title".  So witnessing is out of the question...  At this point the buyer is happy, the seller appears to be happy and I am breathing easier.  The drop Dead date looks to be this Friday.  I'll post the conclusion once it is put to bed.   But my initial question still remains.... why couldn't these two "ATTORNEYS"  agree on what constitued an unbrokern chain of title?
