Is Your Home For Sale Invisible to The Market?
The "Market" is your local real estate
market. It's the buyers looking for homes to buy. Have you made your home invisible to those buyers?
Let me explain.
I went driving around my farm area today, looking for FSBO's (for sale by owners). I do this once or twice a month because I like to know of EVERY listing that is for sale in my area. As I'm driving, I'll notice a pointer sign, "house for sale" this way, and down the road I go.
What I noticed today was that was frequently the first...and only...sign that I would see indicating a house was for sale in the area. There were no signs in any of the yards at all.
Today, I even looked up FSBO's that had posted to a for sale by owner website. They'd have signs in their yards, right? WRONG!
On several of them, the only indication that they wanted to sale was the one and only Internet listing. Whatever your reasons are for trying to sale your house yourself, you've got to know that putting a sign in the yard is the most basic step. How is anyone going to know that you want to sell if you don't advertise that the property is, indeed, for sale?
The data varies a bit, but current research shows that only 1-4% of buyers come from the sign in the yard. That's one percent on the low end!
If you aren't all over the Internet, not in the paper, not in the MLS, and you don't even put a sign in the yard, you're basically attracting what...point zero one percent of the potential buyers that may be interested in your house?
If you're interested in getting your property SOLD, it may be time to interview a few agents in the area and see what they can offer. If you're not sure, give me a call and I'll help you find a good agent in your area.
