The Power of Staying Positive... and PATIENT!

I read an article in my Lowes daily e-mail drop today about the importance of buyers staying positive throughout the home buying process. It resonated with me, because I truly believe in the power of positive thinking. It's been proven time and again that people suffering from an illness fare better when they stay positive. It only makes sense that would apply in all other aspects of our lives, too.

waiting manOne area of a real estate transaction I've found to be trying for both buyers and sellers is the time between the mortgage commitment and the closing. The attorneys are working on getting the title work and the survey together, the mortgage company is putting the final touches in their paperwork so they can clear the buyer to close, and I'm making phone calls to make sure it all goes smoothly. At this point, the buyers and sellers are usually getting extremely antsy! They want to order movers, transfer their utilities, and complete the plethora of other items on their to do lists... but they can't until they get a definite closing date!

The worst is when something comes up that delays closing beyond the date on the contract. No matter how many times I explain to my buyers and sellers that that is only an "on or about" date and is dependent on a number of factors coming together, it's still understandably frustrating for them when that day comes and goes and they're not yet in their new home. It's usually something out of my control, like the attorneys having to resolve a boundary issue or a missing permit, but I'm still the one who gets the frantic calls... and sometimes the threats to back out of the deal completely!

The best advice I can give to buyers and sellers during that difficult time is this: sit back, take a DEEP BREATH, and remember... this too shall pass. Your boss will understand if you have to take a different day off to move. Your family will be happy to come out and help you paint the following weekend instead. The movers will fit you in, and if they can't, there are plenty of good movers I can recommend. All the issues that are stressing you out really aren't important in the great scheme of things. Once you're in your new home, you'll be able to breath a sigh of relief and realize that the past few weeks really weren't that bad.

In my mind, none of the stresses of purchasing or selling a house are worth raising your blood pressure. It doesn't make the deal close any more quickly; all it does is make you miserable. And anyway... I'm here to make sure you don't lose the opportunity to purchase your dream home!

Kristen, this is great advice for people.  It's important to understand that they are only doing this once every five years or so, so they understandably feel like we did doing our first deal when we started.  It's remarkable how perspective changes when I put myself in my buyers/sellers shoes.  Sharing this information with them makes them feel at ease with how they feel, because they feel understood and therefore become more patient when they hear sympathies.  Cheers for now.  Jark.
